A condo corporation is run by an elected board, they set fees and develop bi laws which include rules and guidelines. It is important to understand what these fees are used for and also the rules to follow.
An elected board meets regularly to ensure decisions are made and financial statements are prepared.
Common Questions About Condos
Some of the many questions that will need to be clearly communicated prior to deciding if the condo is right for you are:
What are the total monthly condo fees?
What parking is included? How about guest parking?
Is there onsite storage available?
Are there any services such as a fitness centre, pool or shared rooms that may be accessed?
What does maintenance include? Snow clearing? Garbage pick-up? Property Taxes? Insurance? Heat & Light? Landscaping?
Who is contracted to do the property management?
Are pets allowed?
Can I rent my condo?
Are kids allowed? Are there any age restrictions?
What about exterior upkeep for big projects? i.e., if a new roof is needed down the road, how is this paid for?
What is the status of the reserve fund, and when was the last reserve fund study completed?
Am I responsible for maintenance to the interior of my dwelling? i.e., if a sink faucet breaks, is it my responsibility?
Every Condo Corporation is different, so sufficient homework to understand what you are investing in, and any restrictions is a must. You should also keep in mind that should you choose to sell down the road, these rules, guidelines and fees will all need to be passed along to a new owner.
